Nestled in the lush, green enclave of St Leonards South, a brand-new residential address is emerging, presenting five apartment buildings across an enormous 1.2-hectare site, of which more than half will be bushland or landscaped greenery.

Developer Top Spring Australia is behind the project, with renowned architects Bates Smart and Arcadia Landscape Architecture also on deck. Managing Director Sydney Ma revealed that the project’s natural environment was at the forefront of the building design, adding that much of the development would overlook the soon-to-be-expanded Newlands Park.
“We are proud of the fact over 90% of the dwellings at The Newlands have a direct aspect toward landscape areas, reaffirming the project’s strong connection to nature,” said Sydney.
Homes on the upper levels will also offer views of the city skyline. Yet, the project’s defining feature is the immediate green landscape.
“The landscaping reflects the adjacent bushland, with native plant species, boardwalks lacing through the site above existing tree roots, and cascading water echoing the flow of Berry Creek,” Sydney continued.

Residents of The Newlands will enjoy a suite of amenities designed to enhance lifestyle and convenience. These include a wellness centre with a resort-style pool, multiple parks and gyms, saunas, playgrounds, yoga area, and rooftop entertainment spaces with views towards Sydney Harbour. Development Director John Chagaris said The Newlands was a very different offering to other apartment buildings on the northern fringe of St Leonards, as it embraces its expansive parkland frontage and green spaces.

A record-breaking development
The Newlands has seen remarkable sales success, reflecting the strong demand for quality, sustainable living spaces. In April alone, the development achieved over $50 million in sales, including a record-breaking one-bedroom apartment sold for $1.25 million and a two-bedroom apartment for $1.93 million.
The project's first stage, consisting of three buildings, is already 80% sold and is set for completion in late 2025. To meet the overwhelming demand, the development’s second stage has been fast-tracked and will offer an additional 112 residences across the seven-storey ‘Saige’ and ten-storey ‘Gaia’ buildings.
One-, two-, and three-bedroom residences are now selling, with one-bedders priced from $875,000, $1.5 million for two-bedroom units, and $2.75 million for three-bedroom units.
