Set on the border of Darling Point and Edgecliff, One Darling Point presents a once-in-a-generation offering in one of Sydney’s most coveted postcodes.
Set high upon Sydney’s eastern ridge, panoramic outlooks over Sydney Harbour, the Harbour Bridge, and the Opera House unfold from one side of the building, while eastern views stretch from Double Bay to Vaucluse on the other – a dual aspect that has shaped almost every design decision that followed.

Designed around the Harbour
One Darling Point is designed by Tzannes, with market apartment interiors by Alexander &CO. From the outset, the architects, interior designers, and developer Lendlease shared a single starting point: the building should be shaped by its place. The sandstone headland, the curve of the harbour, and the particular softness of Sydney’s eastern light became the reference points for the design.
That shows up in the brickwork. Tzannes has used a brick-on-brick technique that nods to the fine brick apartment buildings of the eastern suburbs, paired with a curved form that follows the natural contours of the site. It’s traditional in material, but contemporary in shape. Designed, as founder Alec Tzannes puts it, to be “enduring, authentic, and profoundly connected to place.”
“Our design approach is always about integrating unique aspects of location with interiors that use space effectively, are functional, thoughtful, and able to stand the test of time,” Alec explained.

Living with the view
Inside, Alexander &CO. has planned each residence around long sightlines to the harbour, city skyline, and eastern suburbs beyond, with dual views onto Double Bay, Paddington, or the hills, depending on aspect.
Every home, from the spacious two-bedrooms to the stunning penthouse, opens into an entry foyer finished in natural stone flooring and timber veneer, a material language that continues through the living areas, kitchen, and primary suite.
Kitchens are fitted with premium Wolf, Sub-Zero, and Miele appliances. Miele laundry appliances and Australian-made Brodware tapware throughout add further convenience and refinement.

The four-bedroom homes go further again, with butler’s pantries, a Wolf steam oven, a second Sub-Zero fridge, a 76cm wine fridge, and veneer joinery. In the primary suite, feature stone extends across the ensuite wall and floor, with a stone portal framing the entry to the shower and WC.
Alexander &CO. principal Jeremy Bull describes the intent behind the interiors as homes that “feel deeply comforting, places where refinement doesn't compete with ease, and where every space invites you to exhale.”
“We wanted people to walk in and immediately sense warmth, calm, and a subtle, worldly sophistication,” said Jeremy.
“Luxury expressed through consideration, not excess.”
The material choices, he says, were selected for how they hold and reflect the eastern light throughout the day, designed to be experienced, not simply displayed.

A heritage site, reactivated
At ground level, a publicly accessible through-site link will integrate the heritage-listed Commonwealth Bank building, built in 1941, into the development, connecting it to a curated mix of retail, commercial, and hospitality spaces that activate the streetscape for residents and the wider neighbourhood alike.
On Level 4, residents will have exclusive access to a dedicated wellness floor that includes a spa, cold plunge, sauna, steam room, and changerooms – the perfect place to unwind.
Outside the door, the best of both worlds: the prestige of Darling Point and the everyday convenience of Edgecliff.
