

GRAYA has been selected by Economic Development Queensland through a competitive process to deliver an 11,000sqm site at Northshore Hamilton, one of the last major riverfront development sites within Brisbane's largest urban renewal precinct.
The selection marks a significant step in GRAYA's growth, reflecting its capability to deliver large-scale mixed-use developments through its integrated design, development and construction model.

Over more than a decade, GRAYA has grown from a luxury residential builder into an integrated property business delivering multi-residential and mixed-use projects across Brisbane and the Gold Coast.
Northshore represents the next stage of that growth, providing an opportunity for GRAYA to apply its design-led approach and delivery capability to a major riverfront precinct.
GRAYA has partnered with Koichi Takada Architects to develop the design.
The proposal responds to the site’s position on the Brisbane River and the city’s subtropical climate, with shaded, walkable spaces and active frontages designed to connect the precinct with the water.

“We want to push the boundaries of what a subtropical riverfront development can offer and create a place that contributes to the experience of Northshore for residents, visitors and the broader community.”
Northshore Hamilton is Queensland’s largest waterfront urban renewal project, spanning 2.5 kilometres of Brisbane River frontage.
Economic Development Queensland, as landowner, master developer and planning authority, is guiding the precinct’s delivery over the next 15 to 20 years.
The transformation is expected to contribute more than $14 billion to the Queensland economy and will play an important role in Brisbane’s growth ahead of the 2032 Olympic and Paralympic Games.

GRAYA was selected for its vision for the site and its established record of delivery.
Its integrated business model provides control across the design, development and construction process creating clear accountability for program, quality and delivery from concept through to completion.

The selection continues GRAYA’s investment in strategically located mixed-use projects across Brisbane’s inner north and river corridor.
The company is currently delivering The Gallery at Hamilton on Racecourse Road and holds development approval for The Pavilion in the James Street precinct.
GRAYA also recently acquired 19 Chester Street, where it has lodged a development application for The Silo, a 35-storey mixed-use project comprising 170 residences, retail and dining spaces, and a two-level sky deck.
GRAYA will now progress the design and lodge a development application with Economic Development Queensland.
The project will be staged to support an efficient assessment and delivery program, with settlement proposed following the completion of civil works and registration of titles.
GRAYA’s current portfolio spans more than 15 projects across Brisbane and the Gold Coast, with a pipeline valued at more than $3.5 billion.
