A seventh-floor apartment at Flow Residences in Rainbow Bay has sold off-market for $7.4 million - more than double its 2020 off-the-plan price of $3.27 million.
Developed in 2020 by S&S Projects' Paul Gedoun, Flow is the first of four apartment projects transforming the southern Gold Coast precinct, completed three years ago.
The sale was from a local family, as the apartment comprises of 187 square metres of internal space, and a 54m balcony with sweeping views over Froggies Beach, and the famed Snapper Rocks surf break.

A local family was the buyer of the 187 square metres of internal space, and a 54m balcony with sweeping views over Froggies Beach and the famed Snapper Rocks surf break.
The sale represents a square metre rate in excess of $30,000 - was negotiated by Kerry Pezet of leading Gold Coast agency, Pezet Matheson.
Kerry said the sale underscored the intense demand for premium beachfront property in one of Australia’s most sought-after coastal enclaves.

“The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available,” Kerry said.
“Flow is one of the Gold Coast’s most tightly held buildings.
"Buyers from our databases move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre.”
Positioned on one of the country’s most desirable beachfront sites, Flow Residences has sweeping views across the Pacific Ocean to Surfers Paradise and beyond.
The sold residence comprises features three bedrooms, three bathrooms, an additional powder room, and exceptional craftsmanship with high-end finishes throughout.
Pezet Matheson were the original project marketing agents which launched and sold-out Flow Residences off the plan five years ago, making this sale a full-circle moment for the prestige agency.
Pezet Matheson’s residential principal, Mitchell Lambert said buyers were looking for properties that deliver exceptional quality in both lifestyle, amenity and design.

“Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive residents amenity, and premium finishes, which is exactly what discerning purchasers are seeking,” Mitchell said.
“The transaction further reinforces Rainbow Bay’s reputation as one of Australia’s premier coastal lifestyle destinations, where limited supply and growing demand continue to support strong market performance.”
With very few residences changing hands within Flow Residences since completion, the sale marks a rare opportunity secured by a local couple seeking one of the Southern Gold Coast’s most exclusive beachfront building.
