As the days get longer and warmer, Barangaroo comes to life. Swimmers head for Marrinawi Cove, long lunches turn into sunset drinks along the promenade, and in January, Sydney Festival takes over the waterfront.

At One Sydney Harbour, all of it starts at the front door. Construction is complete across all three crystalline towers - Residences One, Residences Two, and Watermans Residences - and a small number of brand-new one-, two-, and three-bedroom homes remain.

Because the homes are ready now, buyers who secure one this spring could be settled in before Christmas, and spend summer living on the harbour instead of visiting it.

Ready now, no more waiting

Most new homes on the Sydney market are still being built. One Sydney Harbour is finished. The towers were designed by Pritzker Prize-winning architect Renzo Piano and delivered by award-winning developer Lendlease. With interiors by Daniel Goldberg of State of Craft and Darling Associates, the homes are beautifully detailed, finished in hand-cut marble, ceramic tiling, and native timber.

The design is built for a Sydney summer, too. The towers’ crystal-like façade helps manage thermal comfort, alongside natural ventilation and generous natural light.

What’s more, the surrounding precinct, Barangaroo South, is carbon neutral and was the first in Australia to receive WELL Community Certification at Platinum level - the highest rating available.

A summer on your doorstep

After a 15-year long transformation, Barangaroo South now feels finished. The hoardings are down, Hickson Park is complete, and the final public artworks are in place. This summer is the first time residents get to enjoy the precinct as it was always meant to be.

As a resident of One Sydney Harbour, here are just some of the things in your calendar:

  • Swim: Marrinawi Cove is open daily, offering a harbour swim without the beach traffic.
  • Eat and drink: more than 40 bars, pubs, and restaurants sit within walking distance of the waterfront, from rooftop cocktails to casual harbourside dining.
  • Festival season: Sydney Festival returns to Barangaroo in January 2027, with contemporary dance, art, talks, and performance at The Cutaway and Barangaroo Reserve. Free events include The Yard, running 8 to 24 January.
  • Slow afternoons: picnics on the lawns of Barangaroo Reserve, overlooking the harbour.

When the waterfront gets busy, residents have somewhere quieter to retreat to. The private residents’ club includes a 24-hour concierge, indoor and outdoor pools, a spa, sauna, and gym, plus private dining rooms and a rooftop terrace for hosting friends on warm summer evenings.

For weekends out of the city, residents also have exclusive access to a luxury EV car share program with Porsche.

Sydney’s iconic New Year’s celebrations, a walk away

Barangaroo Reserve is one of the city’s best vantage points for both the 9 pm and midnight Sydney Harbour fireworks, and entry is free. It is also one of the most popular. The precinct opens from 11 am, roads close from 2 pm, and in 2025 the Reserve reached capacity by 3 pm.

For most people, the night ends with a long wait for a train or a crowded walk to the nearest station. For One Sydney Harbour residents, it ends with a stroll home along the harbour.

“Summer is when Barangaroo really comes into its own,” says Nick Yacoel, general manager of sales at Lendlease Australia.

“Residents can swim at Marrinawi Cove in the morning, catch a Sydney Festival show at The Cutaway at night, and walk home after the iconic New Year’s Eve fireworks while everyone else is queuing for transport.

“With construction complete, buyers who secure one of the final homes now can spend their first summer here.”

The final homes

The remaining homes include one-bedroom homes from $1,695,000 in the Watermans Residences, a two-bedroom home at $3,825,000 in Residence Two, and a three-bedroom home at $7,450,000 in the Watermans Residences.

With a limited number of brand-new residences left, this may be the last chance to buy new at One Sydney Harbour, and the first chance to see Barangaroo come to life from your own front door.
