Australia could be set to see another apartment price record as interest has been shown by a buyer in a mega apartment with a price tag of $160 million.

And it hasn't even been built yet.
Listing agent Julian Hasemer of 1st City Real Estate Group confirmed that there was a potential $160 million sale on the cards in the harbourside development in the suburb of Darling Point.
"We're witnessing unprecedented demand for this world-class development even before its official launch," said Julian.
He said that there had been an enquiry to consolidate the penthouse and sub-penthouse levels.
"The potential creation of this $160 million penthouse, would eclipse significant recent sales including the $140 million Barangaroo penthouse and the reported $150 million Toorak mansion, establishing a new benchmark for Australian residential property."
The development, named 81 Yarranabbe, originally included eight apartments, including a larger sub-penthouse that came with a $82.5 million price stage, along with a smaller penthouse with a $77.5 million asking price.

Now the option of the amalgamated two-level super penthouse is being offered, along with a further seven boutique apartments. There is plenty of star power behind the multi-million development in one of Sydney's wealthiest suburbs. The architect is Alec Tzannes, of architectural firm Tzannes.
He also designed the country's current highest price listing, the home of 'Aussie' John Symonds in Point Piper, which is expected to sell for more than $200 million.
Alec said on this project "the architecture serves as a quiet backdrop to the enjoyment of Sydney's harbour, using materials that reflect the warmth of Sydney's unique sandstone setting".
The development is also the first Australian project for design house Banda Property. The company was founded by Princess Beatrice's husband Edoardo Mapelli Mozzi who has a global reputation for luxury projects.

"Darling Point is the absolute pinnacle of Sydney Harbour in terms of prestigious addresses, so it felt a perfect fit for Banda," Edoardo said.
"We also have projects in London, New York, Europe and the Middle East."
He said that materials used in the interiors - including bronzes, marble and timbers - have been chosen as they mirror the subtle shifts in light across the harbour.
There will be plenty of luxury features for residents to enjoy in the harbourside development. This includes a private spa and wellness centre featuring a fully-equipped gym, steam and sauna rooms and private bathrooms. There is also a 25-metre infinity edge lap pool overlooking the harbour and a waterfront jetty.
Meanwhile each apartment, which range from 302 sqm to 615 sqm internally, come with three or four car garages and direct lift access to private lobbies.
