AT A GLANCE:

  • Developer & Builder: SPG Land
  • Architect: Rothelowman
  • Address: 103 Ferny Avenue, Surfers Paradise, QLD 4217
  • No. of Residences: 845
  • Estimated Completion: 2029

Paradiso Place occupies an entire 1.15-hectare city block between Ferny Avenue and Surfers Paradise Boulevard, just 100 metres from the sand on the northern fringe of Surfers Paradise. Above ground, it’s three towers delivering hundreds of resort-style homes. At street level, it’s something the area hasn’t seen before: an extensive destination dining and boutique retail precinct, with SPG Land retaining control of the tenant mix to ensure the right balance of everyday providores and destination dining. There’s nothing like it currently on this stretch of the Gold Coast.

“When I first saw this site, I saw a vibrant neighbourhood,” says SPG Land Chairman David Wang.

“I saw people visiting cafes, bakeries, restaurants. People walking through on their way to the beach.”

A village beneath your home

At ground level, the retail precinct brings together shopping, local providores, and dining. As a resident, this means you won’t have to leave the block for everyday essentials and Cavill Avenue-worthy nights out, with extensive destination dining and boutique retail. There’s nothing like this being provided on the northern end of Surfers Paradise, and this will be of huge benefit not just to the residents of Paradiso Place, but the entire local community.

One level up, the resident-only Podium Level brings wellness, recovery, and resort-style living into the everyday. The resort pool and bar create a relaxed setting for a morning swim, afternoon drink, or leisurely lunch in the alfresco dining spaces, while a fully equipped gym provides space to stay active. For moments of recovery and relaxation, residents can move between the sauna, spa, steam room, and cold plunge.

Together, these spaces create a private resort environment designed to support a more balanced, connected, and effortless way of living, all without leaving Paradiso Place.

From here, it’s a five-minute stroll to Cavill Avenue itself and only 100 metres to the beach, with the Surfers North tram stop on the development’s doorstep and bus links on Ferny Avenue for residents heading further afield.

Strong momentum, growing demand

Brad McMahon, sales director at SPG Land, says the concept is resonating with buyers. He points to two distinct groups driving demand: long-time locals downsizing without leaving the area they love, and interstate buyers after a genuine lock-and-leave coastal base.

“What’s stood out to us is just how many of these downsizers are local - people who’ve lived in the region for 20, 30 years and aren’t looking to leave the area, just to live in it differently,” said Brad.

“It’s reinforced the concept we designed around from the outset: giving long-term locals a way to stay in the area they love, without compromising on lifestyle.”

Stephen Wang, marketing director of SPG Land, says investors are drawn by the same fundamentals.

“We’re seeing a real influx of interstate investors who’ve recognised the growth trajectory of the Gold Coast, but what’s converting them is the lock-and-leave lifestyle being offered”, Stephen said.

“They want a home they can safely leave, then come back to a lifestyle precinct with everything on their doorstep.

“That combination of low-maintenance living and coastal lifestyle is proving to be a powerful drawcard for this buyer group.”

That interest has translated into results, with SPG Land confirming $100 million in sales as construction gets underway on the $1.5 billion development. This momentum reflects just how few developments on this side of Surfers Paradise offer a retail and dining precinct of this scale.

“We set out to build something Paradiso Place’s buyers would be genuinely excited to live in, and that’s exactly what’s happening,” said Stephen.

The homes above

Above the retail level, homes range from one to three bedrooms, each with floor-to-ceiling glazing, custom joinery, and natural stone finishes throughout. Kitchens come with Bosch appliances as standard, and every two- and three-bedroom home includes a bathtub. Three-bedroom residences enjoy a FREE upgrade to timber flooring and Miele appliances.

Residents also have their own amenity floor on Level 16, complete with co-working spaces, a residents’ lounge and library, a private wine room finished in a rose quartzite feature wall, and even a hireable event space.
