Construction has officially commenced at Frith & Howarth in Brunswick – a milestone that marks the transition from plans and promises to tangible progress.
“Construction commencement is a significant milestone,” says Will Fei, development director of Young Group – developer of the project.
“It provides reassurance that the project is moving from vision to reality, with authority approvals secured and works underway.
“It reinforces certainty around delivery and marks an important step towards seeing their future home physically take shape.”
Following the successful delivery of Tomorrow Northcote in 2024, Young Group has once again partnered with construction company Stemcon, a collaboration that brings a proven working relationship to the project. Now, buyers can look at moving in mid 2027.

A building shaped by its surroundings
Positioned on a prominent Brunswick corner with three street frontages opposite Yubup Park, Frith & Howarth was always going to be shaped by its setting.
“We’re particularly excited to see the architecture and how the building responds to its park-side setting,” Will shares.
“Enveloped by surrounding gum trees and native planting, the landscape directly informs the sculptural quality of the design.”
Designed by MAP Architects, the building draws inspiration from the surrounding eucalyptus trees, from the peeling bark that informed the material palette of grey ribbed panels and honey-toned Corten steel to the layered textures that echo Brunswick’s natural character. Generous layouts and strong connections to outdoor spaces were prioritised from the outset, with many residences enjoying uninterrupted park and city views – a rare combination in an inner-city location.
The address itself has been a key drawcard. “Three street frontages combined with direct park outlooks is rare in Brunswick,” Will explains.
“It provides a sense of openness, light, and breathing room that is highly valued.”

Not a cookie-cutter build
From a construction perspective, Stemcon’s involvement brings a distinct point of difference.
“I can say this is not a cookie-cutter project,” says Steve Sfendourakis, director of Stemcon.
“The design incorporates several bold architectural gestures, including expressed precast façade panels that give the building a strong and distinctive identity.”
Unlike many developments that outsource key elements offshore, Stemcon produces all joinery and precast components in-house through businesses owned within its group.
“This direct line from design to fabrication allows for tighter quality control, greater material consistency, and a more considered, artisan approach to detailing and finish,” Steve explains.
“The result is a project that reflects craftsmanship and intentionality rather than standardisation.”
With site establishment and sub-terrain retention works now underway, including rock breaking and basement preparation typical of Brunswick sites, the team expects the next three months to focus on completing foundational works before the structure begins to rise.

Designed for long-term liveability
Frith & Howarth has primarily attracted owner-occupiers, with downsizers, professionals, and local residents seeking to remain connected to Brunswick’s evolving community.
And it’s easy to see why. Positioned in one of Melbourne’s most culturally rich and tightly held postcodes, the address places residents at the centre of Brunswick’s established lifestyle scene. Yubup Park sits directly opposite, effectively acting as an extended backyard, while Sydney Road’s dining institutions, cafés, grocers, and retail are all within walking distance. Princes Park, CERES, and Royal Park are close by, along with the No. 19 tram and Brunswick Station, making CBD access seamless.
It’s a location that balances cosmopolitan energy with calm green space, something increasingly rare in inner-city Melbourne.
